June Builder Update
It is no surprise that only a limited number of founder opportunities remain at Tuscan Village, given the substantial development progress to date including the completion of initial site work.
In the past 30 days, the cobblestone pavers for Phase 1 were completed, adding to the charming feel of this Tuscan enclave, and landscaping and beautification along the main boulevard continues as plants are moved in and the water features take shape.
The focus has now shifted to the construction of the elegant residences in the community, beginning with the villas. The foundations, slabs and framing work for the villas are complete, and the plumbing, mechanical and electric have been roughed in. The energy efficient windows are being installed, and the roof work is well underway.

A significant amount of progress is apparent as you drive past the Tuscan Village Welcome Center and into the community. The vision of the future of active adult living in Lakeway is quickly coming to fruition before our very eyes.
One of the most exciting achievements to date is the pouring of the foundation and framing of our first villa residences. Once complete, our wide offering of two- and three-bedroom villas and townhomes will range in size from 1,295 to over 3,200 square feet, with open and airy floor plans, stunning interiors and welcoming outdoor courtyards and terraces.
Other highlights on the development front include:
+ Near completion of the final entry cobblestone pavers, which will represent the conclusion of all initial site work
+ Continued landscaping and beautification of the entry boulevard, including final planting of trees and wax myrtles

Austin Earns New Acclaim in "Best 100 Places to Live" Rankings

There’s a good reason why so many families choose Austin as their relocation destination of choice, and much of it has to do with the city’s distinct, vibrant quality of life. After all, there aren’t many places in the U.S. that can match Austin’s laid-back lifestyle, combined with an emphasis on having fun and enjoying the outdoors. Not to be forgotten is the city’s outstanding dedication to community involvement, arts and culture, with more live music venues, shopping destinations and authentic eateries than one could ever hope for.
RelocateAmerica.com has just released its annual report on the “Top 100 Places to Live,” and it’s no surprise that Austin is well represented. This year’s list spotlights communities poised for recovery and growth, highlighting cities in a variety of categories including recovery, being earth friendly, recreation, retirement and size.
Austin’s rankings in some of the top categories include:
#2: “America’s Top 100 Places to Live”
Recognizing Austin as one of the top cities less impacted by recession and poised for a swift recovery.
#3: “Overall Best Place to Move”
Washington, D.C. and Huntsville, Alabama, topped the list, with Austin ranking ahead of San Diego.
#5: “Earth Friendly Location”
Austin rounded out the top five, just behind Portland, Oregon; Boston, Massachusetts; Madison, Wisconsin; and Boulder, Colorado.

+ The first 12 building permits have been received.
+ Phase 1 site work is substantially complete.
+ The cobblestone pavers along the streets are 95 percent complete for Phase 1.
+ Landscaping continues along the entry boulevard.
+ Work continues on the Tuscan decorative tower elements and wall fountains along the main boulevard.
+ The trees and wax myrtle plantings along the Yaupon Creek border are substantially complete.
+ The community pond is 90 percent complete.
+ Construction of the first residences is scheduled to start this week.

+ Irrigation water is live and landscaping has begun!
+ Twenty-five foot tall Italian cypress trees line the entry boulevard.
+ The Tuscan decorative tower elements and wall fountains along the main boulevard are well underway.
+ The trees along the Yaupon Creek border are installed and the wax myrtle plantings will begin this week.
+ The first villa and townhome building permits are expected.

+ Site work is substantially complete, and crews are executing the final site cleanup in preparation for the start of our first homes.
+ Masons have begun laying the cobblestone pavers along our Tuscan Village streets, starting at the rear of the project, moving towards the entrance.
+ Landscape elements have commenced. Trees are on site and the entry boulevard stone features and fountains are under construction.
+ The City of Lakeway has approved the master building permits for all Villas and Townhomes.
+ Building subcontractors are gearing up to start construction of our first homes.

Tuscan Village Development Manager Assists with Shoe Drive for Haiti
Jim Lavender, Development Manager for Tuscan Village, recently took part in the Soles for Souls shoe drive benefiting the victims of the devastating earthquake in Haiti.
In just one week, Lavender and families throughout his neighborhood collected over 200 good pairs of shoes. His children and their friends then went to work sorting, lacing, zip stripping and boxing up the shoes to be sent overseas. Each pair of shoes was accompanied by a spiritual message of hope (translated to the Creole language of Haiti).
Local shoe retailer Total Relief Footwear helped coordinate efforts throughout Austin, collecting and mailing over 8,000 pairs of shoes from Central Texans. The non-profit organization Soles for Souls then surprised all by driving into town and delivering 1,000 brand new pairs of shoes to the needy and homeless in Austin. This worthy cause earned news coverage on local stations including FOX, KXAN and KVUE.
The shoes have now reached their final destination in Haiti, along with 1.2 million others pairs of shoes collected during the national Soles for Souls relief effort.

The Lake Travis Community Library moves to Tuscan Village Lakeway!

This new, state-of-the-art, learning center will offer Tuscan Village residents endless opportunities and possibilities, all within walking distance from their homes. Residents can relax and enjoy their favorite book while sipping a hot cup of coffee. They can listen and participate in stimulating speaker series, join a book club, become a “Book Buddie” (a pairing of a youngster with an adult mentor), volunteer and much more.
Library Director Morgan McMillian describes the library as “a community center, an inviting place for our residents.” With this concept in mind, the 11,000 square foot, thoughtfully-designed floor plan allows for the expansion of its current book collection of 30,796 volumes to over 44,094 and expanded programming opportunities, such as multiple story times, author discussions, book clubs, genealogy presentations, memoir-writing groups, children’s events and guest speaker series. The new design also offers more computers for the children’s section, the teen area and the adult spaces and three flat screen televisions for various programming events. Even the ever popular game, Guitar Hero, will be available!
With the establishment of a Volunteer Library in 1985 and the expansion to a Library District in 2004 with the tremendous support from the City of Lakeway Council members, Glenda Foreman and George Blume, the Lake Travis Community Library serves over 5,000 families in Lakeway, the Village of The Hills and Briarcliff. Offering many successful programming initiatives, the library welcomes over 5,000 people each month.
As library membership continues to increase, “the library is constrained and limited, and the new facility presents a greater opportunity for programming,” shared Library Board President Carol Black. Black and McMillian beamed with pride as they presented the footprint for the new facility on the property of Tuscan Village Lakeway, the land that will be generously donated by Legend Communities developer, Haythem Dawlett.
Tuscan Village Lakeway looks forward to a long and successful relationship with the Lake Travis Community Library family.

Tuscan Village, Lakeway’s First and Only Age-Qualfied, Resort-Style Community, Progressing Rapidly with New Construction and Partnerships
Tuscan Village, Lakeway’s first and only age qualified, resort-style community, continues to make rapid progress, and recently celebrated its latest achievements with a VIP reception for future residents that featured a visit from nationally renowned 55+ real estate and lifestyle specialist, Helen Foster, of New Orleans.
In the past six months alone, the community has opened its new Welcome Center and unveiled the official Purchaser Guide – with site plans, townhome and villa floor plans, membership privileges and pricing – to early depositors. Site work and infrastructure achievements are well underway and the community plans to begin constructing its first homes this holiday season, followed soon thereafter by work on the amenity-filled Clubhouse at the start of the New Year.
A highlight of the VIP celebration was the presentation by Foster, a veteran trend analyst who captivated the audience with her outlook on the active adult population and its ever-changing beliefs and values. Foster’s discussion included a topical look at the current 50+ market trends, and the fact that many active adults are postponing, if not reinventing, the concept of retirement, with 50 to 70 percent still working today. In regard to spending, active adults are trending away from affirmation seeking and materialism, instead seeking meaningful life experiences. Another significant trend involves active adults’ quest for authenticity and simplicity. Boomer-plus women, with decades of consumer experience, are today’s “power consumers,” with more purchasing prowess and impact than ever.
With regard to real estate, Foster indicated that many active adults are seeking lock-and-leave residences with flexible homes plans, age-relevant amenities and the company of like-minded peers, while also being in proximity to adult children and grandchildren. She concluded with some of the behaviors she is witnessing nationwide among active adults, in regard to their personal wants and needs as well as key lifestyle trends. Up trends include an emphasis on life experience, whether through travel or connecting with nature, rising optimism about aging and living well, personal contact and wellness, and appreciation for convenience, quality, and aesthetics.
Many of the active adult lifestyle preferences emphasized by Foster have been purposefully implemented into the vision and development of Tuscan Village. On the cutting edge of a new trend in age 55-and-over communities, this stunning 42-acre development offers a hassle-free lifestyle, complemented by an abundant array of planned amenities and opportunities for recreation, wellness and leisure.
